Pricing & coverage

Our policies start at $22/month with flat-rate pricing for everyone – no credit check required. Your rate won’t change based on your credit score or where you rent. Your final price may vary depending on the Personal Liability and Personal Property coverages you select when building your coverages.

When building your coverage, you can customize your plan to include:


  • $1,000,000 in Personal Liability, which also includes $100,000 in Property Damage and $10,000 in Medical Payments.
  • $2,000,000 in Personal Liability, which also includes $200,000 in Property Damage and $20,000 in Medical Payments.


You can also customize your Personal Property coverage to $5,000, $10,000, $15,000, $20,000, or $25,000. All plans include $4,000 in Additional Living Expenses and $100,000 in Animal Liability.

Personal Liability covers medical bills and other costs if a guest in your home gets injured due to your negligence.

Personal Property covers the cost of repairing or replacing your personal belongings in case of a fire, water damage, or theft. A $500 deductible applies.

There is a $500 deductible for Personal Property coverages. All other coverages have no deductible. See our sample policy document for full details.

No. Roommates typically need their own separate policies. This ensures each person’s belongings and liability are properly covered and helps avoid disputes if a claim needs to be made.

Many landlords require tenant insurance to protect both tenants and the property. If accidental damage occurs, such as a fire or flood, insurance helps cover repair costs so they don’t come out of your pocket or lead to disputes. It also protects your belongings and Personal Liability, and is now standard for many leases.

Yes. Your landlord’s insurance covers the building itself, not your personal belongings or liability. If there’s a fire, flood, or break-in, their policy won’t replace your furniture, electronics, or clothing. Tenant insurance covers what’s yours.

Walnut is a licensed tenant insurance provider in Canada. We’ve partnered with them to offer you a quick and easy way to get tenant insurance directly within the SingleKey platform.

Managing your policy

Your coverage begins as soon as you purchase your policy – there’s no waiting period. You will receive a confirmation email with your policy details, and you can view your coverage status anytime in your SingleKey account.

You can view a copy of your certificate and policy documents, and change your billing information anytime from your SingleKey account. You will also receive a copy of your documents via email.

Coverage amounts can’t be changed mid-policy. If you’d like to update your coverage, you’ll need to cancel your current policy from account Settings or by contacting info@singlekey.com if you don’t have a SingleKey account, then purchase a new policy with your preferred tier.

To submit a claim on your policy, please download and complete our claim form. For help with your claim or changes to your policy, please contact us at info@singlekey.com.

Once a policy is purchased, it is non-refundable. However, you can cancel your policy anytime to avoid being charged for the next term.
